This is the plan for adding the new room off the reading room, plus adding a 17’x16′ room in the open center area.
The major difference from the other small room design is the elimination of the hallway. This extends the length of the room to 17′ which is a very effective length for a ceiling-mounted video projector… I’ve got a door going into this room from the living room for sound deadening when watching movies where things blow up.
The reading room loses its window in this design as there’s no point putting a window on the outside wall as it just looks into the brick wall of the house next door.
The three windows at the back of the living room are moved to the back of the new center room. The only tricky thing will be lining up the new roof over the new center room with the existing rooflines on the left, front and right side and maintain building code as to minimum angle. I’ll put 3 skylights in the ceiling of the main living room and show a redesign of the deck, demonstrating it’s big enough for the existing railing, tables, chairs and the BBQ.
